SENIOR PLANNER OR PLANNING MANAGER

An exciting opportunity has arisen to join our busy Planning department we are looking to recruit an experienced Senior Planner or Planning Manager. The role is based at our office in Whiteley in an open plan office.

Reporting to the Land and Planning Director this is a very hands-on role, which will see the successful candidate being responsible for the complete planning process from site inception to receipt of planning permissions and beyond.

You will be dealing with anything from a single bespoke house, up to and including a residential-led mixed-use development of many hundreds of homes. You would also have the opportunity to promote schemes of 1,000+ through our future-land promotion initiatives and no two days ever being the same.

Key responsibilities will include:

  • Compile Planning applications, conditions, and appeal documentation for submission to Local Planning Authorities, including research as necessary on previous planning applications of sites.
  • Manage the submission of planning applications to Local Planning Authorities.
  • Develop and maintain relationships with key stakeholders.
  • Attend Planning Committee Meetings and Public Consultation Meetings to represent Foreman Homes.
  • Organise and maintain office work systems, including ensuring that computer records are accurate and up to date.
  • Maintain an up-to-date record of Local Planning Authorities' Planning policies and Local Plan Reviews for internal reference.
  • Monitoring and reviewing local planning policy. Including strategies which take account of transport, the local economy, jobs, green infrastructure, renewable energy, climate change and the historic environment.
  • Conducting appropriate research to inform planning applications.
  • Negotiate, obtain quotations from, and instruct external engineers and other consultants and assist in the evaluation of their use by the Group.
  • Collate and maintain evidence from public consultation meetings where the planning process requires it.
  • Liaise with the planning team to understand all necessary aspects and needs for operational development.

Experience

  • A minimum of 2 years' experience working as a Planner or above, ideally within the Hampshire area.
  • Experience in addressing the general public as well as council officers and committee members in a public forum.
  • Knowledge of planning processes, and regulations in relation to planning approval.

Job Type: Full-time, Permanent.

Hours: Monday to Friday 9am to 5pm, 30-minute lunch break

LAND BUYER/MANAGER

An exciting opportunity has arisen to join our busy Land team as we are looking to recruit a new Land Buyer or Land Manager. This role is based at our offices in Whiteley in an open plan office.

Reporting to the Land and Planning Director, the successful applicant must have the ability to confidently develop and negotiate with clients to secure the acquisition of land for development.

What will your key tasks be?

Key tasks are;

  • Identify prospective land opportunities for a range of residential developments
  • Undertake initial site feasibility and development appraisal, promoting and presenting potential opportunities to the Land Director.
  • Arrange and attend site viewings with landowners and third party agents
  • Undertake research via online databases, local government websites and via a network of industry contacts
  • Negotiate Head of Terms, legals and manage the purchase of sites up to completion phase
  • Prepare reports and any relevant documentation related to ongoing land purchases
  • Report timely and accurately as requested by the Director either on a regular or ad hoc basis.

About You

  • A minimum of 2 years relevant experience of working as a Land Buyer or Land Manager, ideally within a House Builder / Development environment, ideally within the Hampshire area.
  • Experience in identifying and purchasing parcels of land within the house building industry.
  • Exceptional negotiating and influencing skills; a confident and professional networker
  • An innovative thinker, with the drive to seek out and pursue new development opportunities
  • Familiarity with all legal and contractual aspects of the land process
  • Able to communicate with a wide range of people, create rapport and trust, and develop and maintain key contacts

SALES ADVISOR

An exciting opportunity has arisen to join our busy Sales and Marketing team we are looking to recruit a new Sales Advisor, who will be initially working at our site Berry Way, Park Gate, Hampshire.

The role of the Sales Advisor is to lead sales on any relevant development for Foreman Homes at our various construction sites across the south coast. You should carry out all aspects of the day-to-day running of the sales office along with managing the customer journey, taking ownership of the sales process with customers, and maintaining necessary records and documentation during all stages of the sales process.

Key responsibilities will include:

  • Ensure smooth running of the sales office
  • Proactively seek out prospective sales and follow up enquiries with telephone communication and marketing literature to optimise the business opportunity for sales on your designated development
  • Create and deliver informative and clear sales pitches and tours of the show home and development
  • Negotiate with customers to ensure the best sales outcome for the business
  • Utilise all technology available to ensure innovation in generating sales in differing environmental and economic conditions
  • Effective management of appointments with pre-booked customers ensuring that these are arranged at suitable times and are undertaken effectively.
  • Have detailed knowledge of all Foreman Homes sites and the build progress on your development to ensure each customer is given every opportunity to purchase a new home
  • Have detailed knowledge of all plots available and upcoming within the development
  • Proactively manage and follow the sales process and customer journey
  • Ensure every customer contact is recorded on the relevant CRM system and in line with GDPR
  • Ensure that customers are kept fully and regularly informed of the progress of their purchase
  • Respond to all cancellations making every effort to 'save' and if necessary, renegotiate the reservation
  • Carry out daily tasks for your development
  • Be the primary customer contact up to and including completion, including conducting property handover meetings, and arranging appropriate handover to Customer Care.

Experience

  • Previous sales experience either within a housing company or estate agency
  • Experience in working within a customer facing environment and caring for customers' needs
  • An excellent telephone manner
  • Administration experience
  • Strong relationship management skills
  • Computer literature and proficiency using Microsoft Office applications such as Outlook, Word and Excel
  • Ability to problem-solve and resolve issues effectively
  • Strong written and verbal communication
  • Ability to empathise with the customer's circumstances
  • Respect the diversity of others and adapt behaviours to suit the situation
  • A confident communicator
  • Communication, negotiation and presentation skills
  • Ability to manage and deliver bad news and conflict with customers
  • Experience in legal, financial services and estate agents relating to sales
  • Holds a current UK driving licence
  • Ability to work at any Foreman Homes site across the south coast due to the role being undertaken

Job Type: Full-time, Permanent.

Days and Hours: Thursday to Monday 10am to 5pm, 32.5 hours, including weekends
