1. Set a Budget

It is always useful to discuss this with an Independent Financial Advisor. They will be able to give you an idea on how much you can borrow and the best interest rates available. If you don't already have an IFA please refer to our Mortgage Advice page.

If you have a property to sell, you should also consider arranging a market appraisal, which will give you a better idea of your available funds.


2. When You Find Your New Home

If your new Foreman home is still under construction then you will be given an approximate move in date. Please bear in mind the construction process can be adversely affected by weather conditions, therefore this date may change, but we endeavour to meet all our targets.

Foreman Homes require a non-refundable deposit of between £500 and £1000, depending on the type of property, to be paid at the time of reservation. This amount will be deducted from the final purchase price.


3. Find a Legal Advisor

If you have any problems with finding a solicitor please contact our Sales Team who will be more than happy to introduce you to a reputable local firm.

You should advise your solicitor of Foreman Homes exchange terms, which are usually 28 days from your Solicitors receipt of the Contract Package.

At this point, you need to inform us and the Estate Agent of your Solicitors details.


4. Apply For a Mortgage

Your financial advisor will inform you of the information required by your mortgage company. Your mortgage offer is reliant on this information, you may wish to keep a close eye on the progress of your survey and chase any references required. Your financial advisor should keep you informed of the progress of your application.

Once you have your mortgage offer you will need to sign and return the agreement. Please keep your legal advisor and our Sales Team informed of progress.


5. Review Legal Documentation

Your legal advisor will ask you to review the paperwork and answer any questions you or they may have. They will then ask you to sign the contract ready for exchange. You are normally required to bring your deposit monies along to this meeting in the form of a banker’s draft.

Unfortunately most solicitors will not accept a personal cheque as immediate payment and will wait until you cheque has cleared before they proceed to exchange of contracts.


6. Exchange Contracts

Once your solicitor is in receipt of your mortgage offer, signed contract and deposit money he will contact the mortgage company and arrange for the draw down of funds in anticipation of the agreed completion date. The solicitors will then exchange contracts.

YOU MUST ENSURE THAT THE PROPERTY IS INSURED FROM THIS DATE.


7. Home Demonstration

After exchange of contracts you will be invited to a Home Demonstration of the property with our Quality Control Inspector. This will give you the opportunity to ask any questions you may have relating to the property


8. Final Moving Preparations

It is important not to underestimate the time required to pack, move and unpack your personal belongings, especially if you plan to carry out the move yourself.

Removal companies can make the process far less stressful and provide packaging, packing/unpacking, insurance and storage.

Don't forget there are a host of people who must be informed about your change of address.

You may also want to have your post redirected to your new address. This can be done at your local Post Office or via the Royal Mail website.


9. Moving Day

Once Foreman Home's solicitor has confirmed receipt of completion monies we will telephone you to arrange a convenient time for one of our Sales Team to meet you at your new home, hand over the keys and run through any questions you may have.

Meter readings will be taken at this time and given to the Utility Companies.


10. After The Move

Please bear in mind that our new homes are not built in a factory environment and are subject to the elements for a large proportion of the build. Although we do our best to get everything right on the first attempt, understandably there may be a handful of issues which can appear in the first few weeks.
