Choosing your next property is one of the biggest decisions you will ever make. The primary choice for most buyers comes down to a fundamental question. New build or existing home? Whilst you already have so much to think about, a new build home can take the edge off and make an overwhelming process a little more seamless.
If you’re finding yourself in this dilemma, or have ever wondered what benefits come with purchasing a new build over an existing home, here are four benefits of a new build that may just sway your decision.
Guaranteed Protection and Care
When you purchase an existing home, it’s extremely rare that they will come with any form of whole-house warranty. If the boiler breaks down or the roof starts leaking a month after you move in, the cost of fixing it falls completely on your shoulders.
However, if you were to buy a Foreman Home, our duty to you doesn’t end when you hand over the keys. We support you through every stage of your journey, starting before you even move in.
Before Completion (The Home Demo):
You will receive a full home demonstration from our site manager. This is your opportunity to learn how everything works, from the heating systems to the windows and doors.
Settling In (The First 28 Days):
After completion, you will receive three visits from the site team to ensure you are happy and to rectify any early snags you might pick up. We also schedule two formal follow-up check-ins, one at 14 days and another at 28 days.
Years 1 to 10 (The Overall Structural Warranty):
From the exact day of completion, your property is fully protected by a 10-year structural warranty. This is covered by your warranty provider, either NHBC or LABC, depending on when your property was built. This covers the core structural essentials of your home, including foundation movement, structural roof damage, and water ingress, all the way through your first decade.
Years 1 & 2 (Foreman Homes Defect Warranty):
Running alongside your structural cover for the first two years, you also have the Foreman Homes defect warranty. After your initial 28 days, our dedicated customer care team takes over to handle ongoing enquiries. If anything goes wrong during these first two years due to faulty materials or workmanship, such as a plumbing leak or a faulty window seal, we will fix it.
Energy Efficiency
As mentioned in our previous Energy Price Cap post, new build homes offer a smarter, more sustainable way of living. With advanced construction techniques, improved insulation and energy-saving features integrated throughout, they use significantly less energy than older properties. Statistically, 87% of new-build homes have an A or B EPC rating, highlighting their energy efficiency. At Foreman Homes, many of our properties achieve high EPC ratings and include a range of energy-saving features such as UPVC double-glazed windows and doors to help minimise heat loss, low-energy lighting throughout the home, and solar PV panels.
According to data from the Home Builders Federation, this efficiency gap means older homes are roughly 21% more expensive to heat, forcing owners to spend hundreds of pounds more every single year on energy bills.
New Appliances
Older properties naturally suffer from wear and tear, meaning buyers frequently face immediate expenses for rewiring, plumbing and replacing old boilers. There is also no guarantee that an existing home will include kitchen appliances. If they do, they are often used, out of warranty or prone to breaking down.
A new-build home offers peace of mind because everything is brand new. Our homes come equipped with quality, integrated appliances including an electric oven, stainless steel gas hob, integrated dishwasher, built-in microwave, and an integrated fridge freezer. Ultimately, this could save you a lot of money in appliances.
No Forward Chain
One of the most stressful aspects of buying an existing property is the dread of the property chain. When you buy an existing home, the move in date is rarely in your own hands. There is a possibility of the chain collapsing on either end depending on where you are in the chain. With a new build, you are purchasing directly from the developer. There is no seller above you trying to find their next home and therefore, no risk of the sale falling through because an onward purchase collapsed. You get a direct and transparent timeline from exchange to completion.
This is a particular benefit for first-time buyers. Having both no forward and no downward chain means you can feel secure in the knowledge that you won’t be subject to chain collapse.
Ultimately, choosing a home is about finding a space that supports your lifestyle without bringing unnecessary stress. By choosing a new build, you bypass the anxiety of unpredictable property chains, rising energy costs, and the threat of surprise repair bills.
Instead, you step into a highly efficient property that’s protected from day one by parallel structural and defect warranties. When you choose a Foreman Home, you are investing in a modern, sustainable space that offers long-term financial security and total peace of mind from the moment you turn the key.
